The first stage of development within Phase One will begin construction on 300 acres of the Information Technology District. As with all other development to follow, Stage One will generate a vibrant urban environment by implementing the best amenities in land development, urban design and planning practices. Communal courtyards, rooftop gardens, tree-lined roads and two major parks will serve this area. In addition to this green, the first 120 acres of development will offer an IT campus with sky-rise office buildings, a golf course with high-end residential homes, a series of distinct neighborhoods of different housing options, retail outlets, a first-rate International School and a medical clinic. A Place To Gather: The Green Network

From the very onset, NanoCity will build upon a special understanding and uniting with the land to make the most of its attributes. The first 120 acres of development will offer parks and open recreational space of varying sizes and amenities. Some parks will fit neatly within city blocks, while others will take an organic shape based on the existing features of the land. Most notable will be the Y-Park, which will earn its name from its shape, which it will earn by preserving and linking the century-old trees spotting the land. These trees, along with all other existing green on the site, are the city’s most valuable amenities. For this reason, they will be preserved and complimented with a network of bike and fitness trails, sporting facilities and community buildings. Neighborhood parks will host educational and religious institutions, as well as provide members of these communities with places to congregate, play and celebrate. NanoCity’s network of parks will offer plenty of shade to counteract India’s arid climate, so inhabitants will be inclined to step outdoors and utilize them for relaxation, recreation and public affairs.

A Place To Work: The IT Campus

NanoCity’s Information Technology campus will branch away from the traditionally introverted “IT Park� design. Instead, it will integrate itself into the fabric of the city. It will serve as the main entrance and gateway into NanoCity, and its signature skyscraper office buildings will convey a corporate and high-tech image to the world beyond. Its offices will be scattered and situated throughout the downtown area and controlled access to private business spaces will provide adequate security where necessary. Highly individualized office spaces and campus buildings will allow participating businesses to project their own corporate image and provide employees with a sense of identity within the larger campus community. A full-service hotel and conference center will be on site to service local business needs.

The downtown IT Campus will also incorporate an extensive variety of green open space and courtyards to promote social interaction and intellectual exchange amongst colleagues. The bustling, mixed-use urban surroundings will offer residential living, dining and retail outlets to conveniently cater to the needs of employees and diversify activity throughout the day. The campus will be both pedestrian-friendly and linked to regional transit systems. Given its location and business, the downtown IT Campus will emerge as the civic heart of NanoCity. Its urban feel will cultivate intellectual activity and its generous office space will serve as a launch pad for innovation in areas such as nanotechnology, the biosciences, software and next generation Internet product development.

A Place To Play: India’s Largest Golf Course

NanoCity will be home to a championship golf course. It will feature 150 acres of rolling hills that will make playing a game of golf double as a moderate hike. The 18-hole course layout will provide players with a wide range of challenging terrains and natural obstacles, including tall patches of forest and meadow. A centrally located clubhouse will allow players to rest and relax mid-game. The layout will only green the areas used for play, allowing all other land to showcase the beautiful, natural textures of the dry Northern Indian landscape. The course is also designed to accommodate and capitalize on the elevated flood levels that arrive with the annual monsoon season. These waters will serve to intensify the difficulty of the course and heighten the game playing experience.

The golf course will dually serve as housing for those who opt to live in the high-end villas and residential towers lining the western perimeter of the course. Rows of 141 single-family homes will situate the golf greens and create tightly knit communities sharing one thing in common: extraordinary views. Similarly, a series of high-rise residential towers will provide views of rolling greens on one side and the downtown city skyline on the other. Housing doesn’t get anymore luxurious than this.

A Place To Live: Diverse Residential Options

When NanoCity reaches completion, it is expected to house around 88 people and 23 homes per acre. Thus, the residential housing choices within the city must cater to a diversity of living arrangements, lifestyle preferences and affordability options. From the penthouse overlooking the Himalayan foothills to the urban townhouse, there will be a suitable housing option to satisfy the expectations of everyone. Housing typologies and neighborhoods will exude a clear sense of identity within the larger urban assemblage, but they will all be self-sufficient through the use of ecologically sustainable technologies, such as green roofs and photovoltaic trellises. In addition, they will all have access to shared courtyards or private rooftop gardens. The majority of housing in the first 120 acres of development will be mixed-use apartments or condominiums located above retailers in the heart of the downtown IT district.

The Promenade will be the ultimate shopping, dining and entertainment destination in NanoCity. It will also be the place to find high-end apartments and condominiums. These upscale residences will have an uptown feel, as they will be situated on top of The Promenade’s ground floor retail space. Many of these buildings will be eight stories tall and will feature deep private balconies to overlook the commotion below. Much like the condos along The Promenade, mixed-use ‘podium’ apartments will also sit above ground floor retail space. These residences, accommodating anywhere from five luxury units to twenty small apartments on 1/8-acre lots, will be less expensive and will offer semi-private rooftop gardens, two-level parking garages and windows facing at least two directions. Another mixed-use housing option will be stacked flats, or large walk-up apartments, that occupy an entire floor of a building. These flats will also be located in purely residential neighborhoods.

Three story townhouses, stacked alongside each other like row houses, will share 1/16-acre lots of land in residential areas of the IT District. This type of home will offer private rooftop gardens and balconies, along with surface parking. The upwardly mobile family might find itself in residential lane housing where six two-story, two-bedroom houses will share a ¼-acre lot. These homes will feature outdoor balconies, attached parking spaces and heavy planting along the perimeters to ensure privacy.

Top quality villas, on ¼ to full acre lots, will be situated within and around the NanoCity golf course. Residential towers will also offer high-end, luxury apartments and condominiums with spectacular views of the city, the golf course and the Himalayas in the distance.

NanoCity cannot aspire to become the “intellectual property capital� without first cultivating a healthy curiosity and eagerness for education within all of its residents, especially young people. A private International School will attract students from around the globe with its inquiry-based knowledge agenda. The school will develop a comprehensive and challenging curriculum for students of all ages, in grades ranging from pre-K through high school. The street, easily accessible by public transit, will be a purely pedestrian experience with no vehicle entry. With the pedestrian in mind, The Promenade will host shaded sidewalks and urban plazas in a climate-controlled environment. It will boast local and internationally-renown bars, cafés and restaurants with outside seating accommodations. The street will be of mixed-use design, with stores and restaurants situating the ground floor of buildings and high-end residential condominiums populating the top floors. The Promenade will be outfitted with arcaded walks, large medians and densely planted trees for scenic appeal. It will be within close proximity to the IT Campus and will provide employees with convenient dining and shopping options to escape to after hours or during lunch breaks. The aesthetic charm of the street, along with its multinational retail offerings, will be hard to resist and will inevitably attract business from nearby villages and metropolitan areas.
